Secrets to happy tenants!

Most landlords hope to secure tenants who want to stay for the medium to long term as they don’t want to be paying letting agent fees and losing rent to void periods.

Yet a good percentage of those landlords encounter problems with tenants, so here are a few tips from our experiences that will help ensure you have happy tenants who want to stay longer, and ensure that when they do leave the house can re-let quicker!

1. Re-invest and look your best. Most landlords fall foul to this as they don’t budget or intend to reinvest some of the rent they receive every year back into the property. It’s all well and good attending to maintenance repairs but that’s not enough over a period of time as new properties are refurbished and modernised and your property sits there getting more out of date every year or two that passes by. In order to ensure the quality justifies that rent increase you are looking for next year, you need to prove its worth it! This also makes an easier job of re-letting.

2. Treat and keep. If you have tenants who pay the rent and look after the house, why not offer them something back? It might be something simple like a food or drink hamper at Christmas or some Easter eggs at Easter, a birthday card and bottle of wine on their birthday…but the little things like this make a big difference and make it harder for them to decide to leave when that tenancy renewal question comes up!

3. Communicate and think of the big picture. Keep open lines with the tenants at all times and ensure, even with issues like late rent that you still treat them with respect and try to resolve issues quickly and in an amicable way. Maybe its about the property inspection, access for work or a discussion about the condition of the house cleanliness, but being too forceful too early is often unnecessary and one of the worst things that can happen is the breakdown of the relationship between landlord and tenant – particularly those on a fixed term contract where the regaining possession can be a very long process. Always think of the bigger picture!

It is easy to play the greedy landlord card who just wants the rent and not care about the house or the people who occupy it but those landlords are the ones who always lose out in the end. The good landlord who keeps their property in an attractive condition and respects the people who live in it will keep their tenants longer and enjoy greater success in their buy to let venture.
